What is DSCR?
Debt Service Coverage Ratio measures the property's ability to cover its debt obligations. DSCR = Gross Rental Income / Total Debt Service (PITIA). A DSCR of 1.0 means the property breaks even; above 1.0 indicates positive cash flow.
